Advance Planning

The Advance Planning division focuses on the long range needs for the community. These planners participate in regional planning and other regional programs and committees, economic development, redevelopment planning, housing, annexation program and updating of the City's Master Plan for growth management.

Sparks Industrial District Code Revisions

 

The City of Sparks is in the process of updating its Industrial/Industrial Commercial zoning codes. The draft document is the result of an extensive process to identify issues, study market trends, consider opportunities, and integrate best practices into the older industrial districts in the City of Sparks.
 

Transit Oriented Development

The Sparks Transit Oriented Development (TOD) Corridor is expected to encourage higher-density development along Prater Way, Victorian Avenue, and other areas that are within walking distance of existing and future transit corridors. The City hopes the TOD Corridor will encourage developers to build higher-density development in these areas. The TOD standards include wide, walkable sidewalks and reduced parking requirements to encourage Sparks citizens and visitors to utilize our transit system. 
 
The Sparks TOD Plan was approved by the Sparks City Council on July 27, 2009.

West Pyramid Area Plan

The West Pyramid Planning Area is approximately six square miles situated primarily west of the Pyramid Lake Highway, east of the ridgeline separating Spanish Springs from Sun Valley, north of Wedekind Road, and south of Eagle Canyon Drive. The West Pyramid Area Plan lays the framework for future growth and development of the West Pyramid Planning Area.

Annexation Program

Sparks has updated its annexation program, which includes parcels not currently adjacent to city limits which the city may annex over the next seven year period, from 2007 - 2014. The program is in compliance with the annexation settlement agreements with Washoe County and the City of Reno, and contains some of the lands within the recently adopted 2006 Sparks Sphere of Influence. East Truckee River Canyon Area Plan

The 2002 Truckee Meadows Regional Plan defines Cooperative Planning Areas as an area within the Truckee Meadows where more than one jurisdiction has an interest in the way the land is developed. The East Truckee River Canyon has been identified as an area subject to cooperative planning and is designated for future annexation by the City of Sparks. The Regional Plan requires that the City of Sparks, with input from Washoe County, update the Master Plan for this area. Click here for more information.
